This policy explains how Walter Saccomani, REALTOR®, with Real Broker ("we", "us") collects, uses, shares and protects personal information through our websites, including calgaryfinehomes.com, calgaryhometrader.com, acreagehomes.ca and gobuyer.ca. We follow Alberta's Personal Information Protection Act (PIPA) and Canada's Anti-Spam Legislation (CASL).

What we collect

What you type into our forms: name, email, phone, and depending on the form a property address, home details (bedrooms, bathrooms, size, condition, acreage features), your timeframe and your message.
Where the request came from: the website and page you used, the page that referred you, and campaign tags in the link (for example "utm_source").
Consent record: whether you ticked the email-consent box, the exact wording you agreed to, the date and time, your IP address and browser type. We keep this to prove consent, as CASL requires.
Website analytics: our sites use Google Analytics, and some use Google Ads tags, which use cookies to measure visits and ad results. You can block cookies in your browser.

Why we collect it (purposes)

To answer your request: prepare a home-value estimate, send the guide you asked for, book a showing, or reply to your question.
To provide real estate services to you if you choose to work with us, and to meet our brokerage and regulatory record-keeping duties.
Only if you ticked the consent box: to email you market updates, listings and tips. You can unsubscribe at any time.
To understand which websites and campaigns work, so we can improve them.

We do not sell your personal information.

Emails and unsubscribing (CASL)

We send marketing emails only with your consent. Every marketing email identifies us, includes our mailing address, and has a working unsubscribe link (valid for at least 60 days). We process unsubscribe requests without delay and within 10 business days at most. You can also reply "UNSUBSCRIBE" or email Walter@CalgaryFineHomes.com.

Who we share it with

Real Broker, our brokerage, which supervises our real estate services.
Service providers that host our websites and store or deliver form submissions and email for us, only for those purposes. See the table below.
Others only when you ask us to (for example, a mortgage professional you want to be introduced to) or when the law requires or allows it.

Service providers outside Canada

Some of our service providers store or process personal information outside Canada, mainly in the United States. Information held outside Canada may be accessible to foreign courts and authorities under their laws.

How long we keep it

We keep enquiries for 24 months after our last contact with you, unless a longer period is required for a real estate transaction or by law. Consent records are kept for as long as we rely on that consent. We then securely delete or anonymize the information.

How we protect it

Form data travels over encrypted connections (HTTPS) and is stored in access-controlled systems. Only Walter and people who help him with your file can see it.

Your choices and rights

You can ask to see the personal information we hold about you and ask us to correct it.
You can withdraw consent to emails at any time (unsubscribe), and in most cases withdraw consent to other uses on reasonable notice.
If you are not satisfied with our answer, you can contact the Office of the Information and Privacy Commissioner of Alberta (oipc.ab.ca).
